Our Process:
Building your home with Veranda.
…from Foundation to Finish.
1. Foundation
Our process begins with the foundation. We mark the lot, making way for excavation, laying services and foundation work. We review the construction progress and all the interior selections.
2. Framing
After the foundation is laid, our builders start constructing the exterior walls, interior partitions, roof and basement.
3. Rough Ins
We install electrical and plumbing systems as well as heating, cooling and ventilation systems. You’ll have an onsite inspection, giving us a chance to visit your home and perform a thorough check of the construction progress, reviewing the progress to date.
4. Exterior Finishing
Exterior finishing involves applying shingles, finishing the building envelope (the exterior walls, roof, windows and doors), exterior masonry and eavestroughs. Weather permitting, stucco is also applied.
5. Insulation / Drywall
Once exterior finishes are complete, installing insulation and drywall are the next steps. Beginning with the insulation, then the vapor barrier. After, drywall and ceiling finishes are applied and we prime walls for millwork to begin.
The final stages
6. Millwork / Finishings
The Millwork stage entails fitting kitchen and bathroom cabinets, as well as baseboards, casings, and interior doors.
7. Paint / Flooring
After cabinets are installed we move onto painting trim and walls, as well as setting wall tiles, and laying flooring to the perfect fit.
8. Finals
Where your house becomes a home, finals are where it all comes together. We install lighting and plumbing fixtures, hardware, and complete final city/municipal inspections. We book a Pre-Occupancy walk-through with you a few weeks before you move in to ensure everything is up to our Veranda standard. This walk-through is an opportunity for you to see your home in its final stages before moving in and put the final touches on the home before occupancy.
9. Occupancy
Occupancy day is a special day for both you and your family, and for us at Veranda. We will have transferred utilities and taken care of all logistics prior to this day. We complete a final walk-through and process orientation (various items in the home warranty, procedure, etc.). You are given your keys which brings us to the end of our building process, but not the end of the relationship. Now you get to experience the true benefit of building with Veranda with service and support that is not rivaled by any other builder in the industry.
